Aland 7 is a 6,900 m^2 residential-commercial Building on a 521 m^2 plot with an 87% footprint. The program includes 8 residential levels, a residential-commercial mezzanine, a ground-floor commercial unit, and 3 basement parking levels. The project is situated between the Sarab main road and two sloping alleys to the north and south. Due to a 2.90 m slope between the eastern and western boundaries, the building's layout and access points are stratified; residential entrance is located to the north, while commercial entrances are positioned separately on the southern and western sides.
On the main facade, the residential pedestrian entrance is defined through a setback, that creates a transitional moment of “pause” while acting as a visual "gap" in the facade. The selected Material palette reflects a blend of Iranian heritage and modern aesthetics: the building’s core is clad in turquoise stone, while the projected masses are finished in brick. To ensure privacy for the interior spaces, Brick lattices are strategically placed over southern terraces as well as portions of the western and northern windows.
Commercial Section
The ground floor and mezzanine house four commercial units along the western edge, facing Sarab Street. These units are situated from north to south, ranging from 47 to 89 feature m^2. These double-height units are designed with minimal elevation from the main street level. Each commercial space includes its own dedicated restroom and private parking located in the basement levels.
Residential & Common Areas
The eastern portion of the ground floor is dedicated to the residential lobby, a lounge, a multipurpose hall, and the janitor suite. Notably, the multipurpose hall maintains a seamless connection with the courtyard and landscaped open space. The 8 residential floors above the commercial/residential mezzanine consist of: 7 floors, each divided into three 3-bedroom units and the 8th Floor, Comprising one 3-bedroom and one 4-bedroom large unit.
Due to their varied orientations, each unit offers unique lighting and spatial qualities, benefiting from at least two sides. Furthermore, the common areas between units extends like a void toward the southern facade, maintaining a strong interaction with the open space across all floors.
